
After many years of use as an industrial site and transport depot, the Hobart Railyards site will become vacant with the relocation of the railyard facilities and associated infrastructure to the new transport hub at Brighton under a project by the Department of Infrastructure, Energy and Resources (for more information go to the DIER website at www.dier.tas.gov.au).
In April 2007, the Tasmanian Government announced that the Hobart Railyards site had been selected by Cabinet as the preferred site for the construction of a new Royal Hobart Hospital subject to a Business Case being accepted by the Government. The New Royal Project was established within the Tasmanian Department of Health and Human Services to develop the Business Case (for more information go to the DHHS website at
www.newroyal.tas.gov.au).
In response, the Sullivans Cove Waterfront Authority commenced the Railyards planning task to prepare for a change in use at this site.
In August 2007, the Authority commissioned consultants to develop an Urban Design Strategy to provide guidance for future development of the area.
A Draft Urban Design Strategy was exhibited in the Authority’s office during July and August 2008 and the public invited to comment. Briefings were also held with a number of stakeholder groups. Some 57 submissions were received with a revision of the draft strategy to take into account comments made.
A Consultation Feedback Report was prepared detailing the results of the consultation process (download below). The Report analyses the comments received and explains how they informed the final Hobart Railyards Urban Design Strategy.
The final Hobart Railyards Urban Design Strategy was released on 15 December 2008 (download below).
On 18 May 2009 after consideration of the Business Case, the Premier of Tasmania, David Bartlett MP, announced that a new hospital on the Railyards site had been ruled out due to the prohibitive up-front costs involved. The Premier indicated that planning would continue on a new approach, with the hospital to be redeveloped on its current site over an extended period and possibly supplemented by a new building on a nearby site to provide additional space.
While no plans have yet been put forward for an alternative use of the Railyards site by the Government, any future development proposed on the site must now have regard to the Hobart Railyards Urban Design Strategy. Additionally, significant site remediation works would need to occur before any redevelopment could take place on the site.
